The International Real Estate Team manages an extensive and diversified portfolio of real estate investments outside of Canada.

Reporting to the Senior Vice President (SVP), the Associate, International Real Estate is responsible for: investment management, acquisitions, and asset management of joint ventures, separate accounts, and direct and fund investments. This position will take a primary role in financial analysis, investment due diligence, asset management, and operations in the US.

The Associate position requires experience within the real estate investment industry preferably with a US focus and a solid understanding of multiple property types, financial analysis, real estate operating fundamentals, and capital markets.


  • Acquisitions (including development) and asset management of joint venture, separate account, direct and fund investments with a primary focus on the US.
  • Analyzes new investment opportunities. Recommends approval to VP, SVP, and President, and engages in the underwriting, due diligence, market research, and risk assessment activities.
  • Provides oversight of existing international portfolio, including development projects, with regular performance updates, operations, valuations, and capital budget reviews.
  • Conducts site inspections, market research, and property due diligence in target markets.
  • Reviews and manages the internal real estate group risk management and approval processes for international real estate investments. Ensures compliance with QuadReal’s real estate policy and investment guidelines.
  • Provides regular internal reporting and presents to senior management as required.
  • Works as a real estate team member and provides support, assistance, and backup to other team members.
  • Monitors and regularly assesses external partners as to investment performance, risk management, financial controls, and efforts to perform as a responsible property investor.
  • Provides support to the VP in the conduct of the VP’s responsibilities and if requested, acts on the VP’s behalf.
  • Actively adheres to compliance and risk management policies and participates in business continuity planning.

Education and Qualifications:

  • Education: A relevant undergraduate degree (e.g. in real estate, finance, or law), as well as a minimum of four (4) years of applicable work experience, is required.  A graduate degree or CFA is strongly preferred but not required.
  • Experience: Recent experience should include investment, development, and asset management of real estate portfolios for an institutional investor and/or manager.  A proven track record working in investment management, acquisitions, or asset management with either a pension plan, sovereign wealth fund, endowment, investment manager or investment/development company is required.
  • Analytical and Communications Skills – Exercise diligence and thoroughness in analyzing investments; work demonstrates detailed real estate analytical skills, attention to detail and a reasonable and adequate basis for conclusions. Makes decisions based on sound analysis and can clearly articulate their point of view; is persuasive in their presentation of recommendations/decisions and has clearly demonstrated written and oral communications skills.
  • Investment and Asset Management: Applies knowledge of the real estate industry to decisions and strategies related to real estate investment and asset management. Effectively negotiates parameters and structure of new real estate investments resulting in the highest return based on acceptable risk.  Demonstrates experience in oversight and management of existing investments including asset strategy and planning, budget and capital expenditure management, debt structuring, and hold/sell recommendations. Provides meaningful and constructive feedback on and to external managers resulting in effective management of investment portfolios and adherence to QuadReal parameters and philosophy.
  • Relationship Management: Proactively identifies relevant contacts and establishes beneficial relationships with internal and external parties. Effectively manages long-term business relationships; builds trust and maintains collaborative relationships throughout changing or difficult circumstances. Is comfortable working with others with differing opinions; exhibits a collaborative approach by offering opposing ideas in a negotiable manner.
